How We Build
From First Inquiry to Final Handover
A disciplined, confidential process — from initial consultation through engineering, construction, and commissioning. Every detail is documented, every milestone is verified.
01 — The Process
Building a custom underground bunker is not a transaction — it is a multi-year collaboration between our team and yours. We move methodically through each phase, never rushing a decision that cannot be undone. The timeline below reflects a typical small family build. Larger or more complex projects are scoped individually.
Private Consultation
Week 1–2
The Conversation Begins
Every engagement begins with a confidential phone or video consultation. We discuss your objectives, site considerations, scale, and timeline. No obligation, no pressure. This conversation determines whether we are the right fit for your project — and whether your project is the right fit for us.
- Confidential intake call with senior team member
- Project scope and feasibility discussion
- NDA executed prior to any site or location disclosure
- Preliminary timeline and budget range established
Site Assessment
Week 3–6
Understanding the Ground
Our geotechnical team conducts a full site assessment — soil borings, rock analysis, groundwater evaluation, and topographic survey. This data drives every structural and engineering decision that follows. We do not design until we know exactly what we are building into.
- Geotechnical investigation and soil borings
- Groundwater depth and seasonal variation analysis
- Topographic and access route survey
- Permitting landscape review for the specific parcel
Design & Engineering
Month 2–5
Precision on Paper First
Structural engineers, interior designers, and systems specialists work in parallel to produce a fully coordinated set of construction documents. You review and approve every major decision — layout, materials, systems, finishes — before a single shovel enters the ground.
- Structural and geotechnical engineering drawings
- Interior layout and finish specifications
- Life-support, HVAC, and power system design
- Security and access control integration plans
- Client review and approval at each design milestone
Permitting & Procurement
Month 4–7
Clearing the Path
Our team manages all permitting submissions and agency coordination. Simultaneously, long-lead materials and systems are procured and staged. We do not break ground until permits are in hand and critical materials are secured — delays caused by supply chain issues are not passed to our clients.
- Full permit application and agency coordination
- Long-lead material procurement and staging
- Subcontractor vetting and NDA execution
- Construction schedule finalized and locked
Construction
Month 6–18
Built to Specification
Construction is managed by a dedicated project manager who is on-site throughout the build. Every phase is documented with photographic and written records. Structural inspections are conducted at each critical milestone. You receive regular progress reports — as detailed or as brief as you prefer.
- Excavation and foundation work
- Reinforced concrete structure and blast-rated entry installation
- Mechanical, electrical, and plumbing rough-in
- Interior fit-out and finish installation
- Ongoing photographic documentation and client updates
Commissioning & Handover
Month 17–20
Operationally Ready
Before handover, every system is independently tested and verified. Life-support, power, water, security, and communications are run through full operational scenarios. We walk you through every system in person, provide complete documentation, and remain available for ongoing support.
- Full systems commissioning and load testing
- Client walkthrough and operational training
- Complete as-built documentation package
- Ongoing maintenance and support program
02 — Our Commitment
